What is a Disability Access Certificate (DAC)?

Part M of the Building Regulations in Ireland was brought in on January 1st, 2010, and requires that all new buildings (excluding private dwellings) must meet accessibility and usability standards. This is regulated through the issuing of Disability Access Certificates (DAC) by local authorities.  

The issuing process confirms that non-residential buildings or in some cases residential common areas like in apartment blocks, are accessible to wheelchair users, people with reduced mobility, the elderly, and others with disabilities. DACs are required for all new building, material changes of use, and certain extension or alteration projects as well.  

A Disability Access Certificate is typically required before works commence to ensure that the building meets current standards. It is often submitted in tandem with other compliance applications such as a Fire Safety Certificate (FSC)

The Disability Access Certificate Application Process

BCE will review your proposed designs, making sure that they are in compliance with Part M of the Building Regulations which ensures that access, circulation of the building, and the facilities within the building are all accessible.  

If necessary, our team will collaborate with the architect or design team to help improve the building accessibility.

Our team will create detailed technical drawings to support the application including a detailed schematic of the site that is marked up and highlighted with notes and other particulars relating to the application.  

Once the application has been compiled and reviewed, we will submit it to the Cork Building Controls Department on your behalf.
